Townhome Concept

How does the automatic layout work?

You enter an address in Davidson County. The website loads the parcel, the zoning and the flood and buffer data from Metro Nashville GIS. It finds the area inside the setbacks and outside the flood areas and buffers. It then tries several layout types: one row facing the street, one row served by a rear alley, a private drive with units on one or both sides, and a T-shaped drive for deep lots. It keeps the type that fits the most units. A person at the engineering office checks the result before we send it.

Why are fewer units shown than the zoning allows?

The density limit is only one rule. The setbacks take land at the front, the sides and the rear. The shape of the lot can leave space that is too narrow for a unit. Flood areas and stormwater buffers can take land. The drive and the parking also need space. The layout shows the units that fit after all of these rules.

What if my zoning does not allow townhomes?

The plan shows the best option that the zoning allows. In an RS district, that is one house. In an R district, that is a two-family building. The plan also tells you that more units need a rezoning to an RM district or a Specific Plan (SP).

Can I change the unit size?

Not on the website. The two standard units are fixed online: 20 x 40 ft with a garage, or 18 x 36 ft without a garage. For a custom unit size, send us a request.

Is the layout ready for a permit?

No. The layout is a concept. It shows what can fit on the lot. A site plan for a permit needs engineering work, and the final design needs an architect and a review by Metro Nashville. Williams Engineering, Inc. can quote the engineering work. Ask for a quote.

What is a private drive, and what is the fire access note?

A private drive is a drive on the lot that the owners keep. It is not a public street. It connects the units to the street or to the alley. The fire access note on the plan tells you that the fire department must review how fire trucks reach the units. A long or narrow drive can need more width, a turnaround or other measures. Check this early with your design team.

Ordering

What do you need from me?

Only the address of the lot, garage or no garage, and the number of units. The website shows the most units that the zoning and the lot allow, and selects that number. You can choose fewer.

Do you work outside Nashville?

The automatic townhome layout works only for lots in Davidson County, because it uses Metro Nashville GIS data. For a lot in another county, send us a request.

Do you still draw classic permit site plans?

Yes. We draw site plans for fence, deck, pool, shed and addition permits by request. Ask through the contact page.

How do I track my order?

Go to the Track an order page. Enter your order number and the email address you used to order. The order number is in your confirmation email. You can also follow the link in that email.

The plans

How fast will I get my plans?

The website makes the layout in minutes. The engineering office checks it and emails it, usually within 24 hours. If you need it sooner, choose rush delivery: under 12 hours for $39, or under 4 hours for $89.

What file formats do I get?

Every order includes a PDF on an 11 x 17 sheet, sent by email. You can add a JPG image for $10 or an AutoCAD DWG file for $20.

What if I need a change?

Revisions are free. Reply to your delivery email and tell us what to change. We correct the plan and send you new files.

Survey and accuracy

Is the plan a survey?

No. A boundary survey is made by a licensed land surveyor who measures the lot in the field. Our plans come from public records, such as Metro parcel maps and aerial photos. They are good for planning, but they do not replace a survey.

Is the plan certified or stamped?

No. The engineering office checks each plan before delivery, but the plans are not certified, sealed or stamped. Work that needs a sealed plan needs a licensed surveyor or engineer. Williams Engineering, Inc. can quote that work separately. Ask for a quote.

How accurate is the plan?

The plan is as accurate as the public data it comes from. Parcel lines in public records are usually close to the real lines, but they can be off by a few feet. If an exact line matters, use a boundary survey.

Payment and refunds

Is my payment secure?

Yes. Stripe, a large payment company, processes the payments. You enter your card on the secure Stripe page. We do not see or keep your card number.

What is your refund policy?

You get a full refund if you cancel before we start work. Revisions are free. If the permit office rejects the plan for a drafting reason, we first fix it for free. If that does not solve the problem, we refund the order in full. If we miss a rush delivery time, we refund the rush fee. Read the refund policy and the guarantee.

Do you have a discount code?

Yes. Use the code TODAY10 to get 10% off your first order. Enter it on the order page before you pay.
